The Ivane Machabeli Theater in Tskhinvali, which had been internally displaced for 30 years, was left without its own building. In 2019, at the initiative of the Ministry of Education, Science, Culture, and Sports, a building located on Petriashvili Street in Tbilisi was allocated to the theater. The former sports school required extensive rehabilitation and reconstruction, leading to the announcement of a state competition for the project.

The existing building consists of one ground floor and three upper floors, divided into two sections: the old and the newly constructed parts. In the project, we preserved the main compositional elements of the original structure.

The rehabilitation included the renovation of the hall, public and auxiliary spaces, as well as the administrative areas. The façade was redesigned, a green space was created in front of the building, and acoustic panels were installed in the hall.
