Poti Valerian Gunia Professional State Theatre

The Poti Theater, which was ceremonially opened ten years ago, remains in a state of disrepair and urgently requires rehabilitation. Upon assessing its current condition, it was determined that the building has fully depreciated. The artisanal, poor-quality stained-glass windows allow water to constantly seep into the building. Due to local climatic conditions, the walls have sustained significant damage, with sections of plaster and glass-magnesite tiles falling off. At the -4.50 meter mark, a 10 cm tile has been laid directly on sand, without a grout base or waterproofing, which continuously allows groundwater to rise and damage the floor.

The flat roof has become swollen and damaged due to the accumulation of condensate. The building is not accessible for people with disabilities. The ventilation, water drainage, and gas systems are malfunctioning, while the freight elevators, stage acoustics, lighting, and other elements are also damaged.

In working on the reconstruction project, our primary goal was to adapt the building to the local climatic conditions. This led to the near-total replacement of both internal and external finishing materials with advanced hydro- and thermal-insulating materials. Ceramic granite and anti-slip ceramic tiles will be installed on the floors, while vinyl acoustic flooring is planned for the office and rehearsal spaces. Additionally, the soft flooring in the audience hall will be completely replaced.

Due to the need to dismantle the existing wiring in the suspended ceiling, it will be necessary to replace the ceiling, which was damaged by accumulated condensate. The handmade, damaged stained-glass windows will be replaced with energy-efficient aluminum-silicon system windows. Aluminum doors with panic locks will be installed on the exterior façade, while aluminum doors with internal opening mechanisms will be placed on the balconies. The openings of the internal doors will be widened by 70-80 cm, from 90 cm, and fire-resistant MDF doors will be installed.

The project includes the removal of the existing flat roof and the installation of a new one, using proven flat roofing technology suited to the climatic conditions of Poti.

The company "Megawatt" was responsible for preparing the complete budget and cost accounting documentation.
